MTR Rules and Regulations

Guest & Tenant Property Standards


These NSD Property Management Rules & Regulations (“Rules & Regulations”) are incorporated into and supplement the applicable reservation, rental agreement, lease, or booking confirmation between NSD Property Management  the individuals whose names appear on the reservation, rental agreement, or lease (“Guests” or “Tenants”).

These Rules & Regulations apply to the specific property reserved or leased (“Rental Property”) and to all individuals occupying or visiting the Rental Property. These Rules & Regulations apply to the confirmed reservation dates, including any approved reservation modifications or extensions.

For mid-term rental and lease arrangements, these Rules & Regulations supplement the lease and do not replace or modify the terms of the lease. If a conflict exists between these Rules & Regulations and the signed lease, the applicable lease terms will control.

Guest/Tenant is responsible for ensuring that all members of their party, household, approved occupants, and visitors comply with these Rules & Regulations.

Please text the Property Support Line with maintenance or property issues so the appropriate member of the NSD team can be alerted and the issue can be documented.

Guests and Tenants are expected to report maintenance issues, damage, safety concerns, leaks, or other property concerns promptly upon discovery.
 

For emergencies involving immediate danger to life or safety, contact 911 first, followed by NSD Property Management.
 

1. OCCUPANCY & APPROVED GUESTS

The Rental Property may only be occupied by the individuals approved through the reservation, application, or lease process.

  • Occupancy may not exceed the maximum number allowed for the Rental Property or stated in the applicable listing, reservation, or lease.

  • Guest/Tenant is responsible for the conduct of all occupants and visitors.

  • Additional long-term occupants require prior written approval from NSD Property Management.

  • No person may establish residency at the Rental Property without prior written approval and completion of any required screening or documentation.

  • Any individual staying at the Rental Property for more than seven (7) consecutive days must be disclosed to NSD Property Management and may be required to complete the applicable screening process.

  • For MTR/lease stays, all required adult occupants must complete the applicable application, identification, and screening requirements before occupancy.

  • The Rental Property may not be used for parties, large gatherings, events, or other activities inconsistent with its intended residential use.

  • No third-party bookings or transfers of occupancy are permitted without prior written approval.
     

Guest/Tenant may not permit additional individuals to move into or regularly occupy the Rental Property without written authorization.
 

2. PROPERTY CARE & GENERAL USE

Guest/Tenant agrees to use the Rental Property responsibly and leave it in substantially the same condition in which it was received, ordinary wear and tear excepted.

The following are prohibited:

  • Tape, adhesives, mounting strips, hooks, or similar products on walls, ceilings, furniture, doors, appliances, or other surfaces.

  • Nails, screws, staples, or other fasteners inserted into walls, ceilings, flooring, furniture, cabinetry, or other surfaces.

  • Alterations, modifications, painting, or other changes to the Rental Property.

  • Confetti, glitter, glow sticks, silly string, or similar materials.

  • Any activity that may damage the property or require cleaning beyond normal turnover.

  • Moving or removing furniture or property furnishings without approval when doing so may cause damage or interfere with the property's intended setup.

Guest/Tenant is responsible for reasonable care of all furnishings, appliances, fixtures, electronics, amenities, keys, remotes, access devices, and other property provided for use.
 

3. CLEANLINESS & HOUSEKEEPING EXPECTATIONS
 

Guests and Tenants are expected to maintain reasonable cleanliness throughout their stay.

For extended stays, Guest/Tenant is responsible for maintaining the Rental Property in a sanitary and reasonably clean condition between scheduled professional cleanings or turnovers.

This includes:

  • Promptly cleaning spills and messes.

  • Properly disposing of food and trash.

  • Keeping food and liquids from damaging flooring, furniture, bedding, or other surfaces.

  • Washing dishes and using appliances appropriately.

  • Maintaining bathrooms in a sanitary condition.

  • Properly disposing of pet waste.

  • Preventing excessive accumulation of trash or personal belongings.

  • Keeping outdoor areas reasonably clean.

  • Reporting stains, damage, leaks, appliance problems, or other issues promptly.

Excessive cleaning required because of misuse, neglect, excessive trash, pet hair or dander, bodily fluids, stains, or other conditions beyond ordinary use may result in additional charges.
 

4. MOVE-IN INSPECTION & CONDITION OF PROPERTY
 

For stays requiring a move-in inspection, Guest/Tenant must inspect the Rental Property shortly after arrival and report any pre-existing damage, missing items, maintenance concerns, or other issues.

The move-in inspection must be completed and submitted within seven (7) days or less of move-in.

When reporting an issue:

  • Clearly describe the concern.

  • Include photographs whenever applicable.

  • Submit the information through the inspection or reporting process provided by NSD Property Management.

  • Report any condition that could reasonably be considered damage, a safety concern, or a maintenance issue.

The purpose of the move-in inspection is to document the condition of the Rental Property at the beginning of the stay.

If Guest/Tenant does not submit any move-in inspection concerns within the required seven (7) day period, the Rental Property will be considered accepted in its current condition, subject to ordinary wear and tear and any issues that could not reasonably have been identified during the initial inspection period.

Issues discovered after the move-in inspection period must still be reported promptly.
 

5. MAINTENANCE & PROPERTY ISSUES
 

Guest/Tenant must promptly report maintenance concerns or damage rather than allowing a problem to worsen.

Examples include:

  • Water leaks

  • Plumbing problems

  • Heating or air-conditioning problems

  • Hot water issues

  • Electrical problems

  • Appliance failures

  • Broken fixtures or furniture

  • Pest concerns

  • Mold or moisture concerns

  • Smoke or carbon monoxide detector issues

  • Unusual smells

  • Property damage

  • Safety hazards
     

Emergency Maintenance
 

An emergency is an issue involving an immediate health or safety concern or a significant risk of damage to the Rental Property.

Examples may include:

  • Significant water leaks or flooding

  • Gas leaks or suspected gas leaks

  • Loss of heat during dangerous temperatures

  • Serious electrical hazards

  • Major plumbing failures

  • Fire or smoke concerns

  • Carbon monoxide concerns

  • Other conditions presenting an immediate risk to people or the property
     

For a property emergency, contact 911 when appropriate, followed by the NSD Property Support Line at 920-939-8040.
 

Urgent & Routine Maintenance

Issues that are important but do not present an immediate emergency should be reported through the NSD Property Support Line.

NSD Property Management will evaluate the issue, determine its priority, and coordinate the appropriate response.

Guests/Tenants should not hire contractors, authorize repairs, or incur expenses on behalf of NSD Property Management without prior written authorization unless an immediate emergency requires action to protect life or prevent significant property damage.
 

6. MONTHLY PROPERTY INSPECTIONS — EXTENDED STAYS
 

For mid-term and other extended stays, NSD Property Management may conduct a routine property inspection approximately every 30 days.

These inspections are intended to:

  • Confirm the general condition of the Rental Property.

  • Identify maintenance concerns.

  • Identify potential leaks, moisture, or damage.

  • Confirm smoke and carbon monoxide detectors are functioning.

  • Check HVAC filters and basic mechanical conditions.

  • Identify unauthorized occupants or pets.

  • Identify safety concerns.

  • Confirm the property is being reasonably maintained.

  • Document the condition of the property with photographs when appropriate.

  • Identify inventory or furnishing concerns.
     

NSD Property Management will provide at least 24 hours' notice before a routine inspection whenever required and reasonably practicable.

These inspections are a standard part of the management and property-care process for extended stays and are not intended to unnecessarily interfere with Guest/Tenant's use of the Rental Property.

Emergency access, urgent maintenance, or situations requiring immediate attention may occur without the normal inspection notice when reasonably necessary.
 

7. OCCUPANCY CHANGES & ADDITIONAL OCCUPANTS

Guest/Tenant must notify NSD Property Management before adding any person to the household or allowing someone to regularly stay at the Rental Property.

Additional occupants may be subject to:

  • Identity verification

  • Government-issued identification

  • Application requirements

  • Background or other screening

  • Occupancy limitations

  • Additional fees or lease requirements

No individual may be added as a long-term occupant without written approval.

The maximum occupancy established for the Rental Property may never be exceeded.
 

8. PET POLICY
 

Pet rules vary by property. If the Rental Property is designated as no-pet, no pets or animals are permitted except where legally required or specifically approved in writing.

If the Rental Property is designated as pet-friendly:

  • All pets must be disclosed and approved.

  • Only the approved number and type of pets may stay at the property.

  • Applicable pet fees must be paid before or at the beginning of the stay.

  • Pets are not permitted on furniture unless the provided pet covers are used.

  • Pets should be kenneled or otherwise safely contained when left unattended.

  • Guest/Tenant must immediately clean up pet waste.

  • Guest/Tenant is responsible for excessive pet hair, dander, odor, waste, stains, or other pet-related cleaning.

  • Guest/Tenant is responsible for all pet-related damage.

  • Breed, size, or other restrictions may apply based on the property, homeowner requirements, or insurance requirements.
     

For applicable properties, the standard pet fee is $100, unless a different amount is stated in the reservation or lease.

Unauthorized pets may result in additional fees, removal of the unauthorized animal, termination of the stay, or other action permitted under the applicable reservation or lease.
 

9. SMOKING, VAPING & ILLEGAL SUBSTANCES

Smoking and vaping are prohibited inside all NSD Property Management properties.

This includes:

  • Cigarettes

  • Cigars

  • Marijuana/cannabis

  • Vapes

  • Electronic cigarettes

  • Other smoking or vapor-producing devices

Guest/Tenant is responsible for preventing smoke or vapor from entering the Rental Property.

Evidence of indoor smoking or vaping may result in a minimum $500 cleaning and odor-remediation charge, in addition to any other documented damage or remediation costs.

Illegal drugs and illegal activity are prohibited.
 

11. PARKING, TRASH & OUTDOOR AREAS

Guest/Tenant must follow all property-specific parking instructions provided in the listing, guidebook, lease, or arrival instructions.

Unauthorized parking may result in enforcement, towing, or related charges.

Trash and recycling must be handled according to the property's specific instructions.

Guest/Tenant is responsible for properly disposing of trash and recycling and for preventing excessive accumulation of garbage.

For extended stays, excessive trash or personal belongings requiring additional cleaning, removal, or disposal may result in additional charges.

Outdoor furniture, cushions, grills, and other outdoor property should be protected from severe weather when instructed.
 

12. LINENS, TOWELS & HOUSEHOLD ITEMS

Guests and Tenants are expected to care for all linens, towels, mattress protectors, pillows, blankets, and other household items provided by NSD Property Management.

During extended stays:

  • Towels and linens should be washed regularly as appropriate for use.

  • Mattress and pillow protectors must remain in place.

  • Linens must not be used for cleaning floors, furniture, pets, vehicles, or other non-linen purposes.

  • Stained, damaged, missing, or excessively soiled linens may result in replacement or cleaning charges.

  • Household furnishings and supplies must remain at the Rental Property unless otherwise approved.
     

13. SUPPLIES & CONSUMABLE ITEMS

Initial household supplies may be provided at the beginning of a stay based on the property's standard setup.

These may include items such as:

  • Toilet paper

  • Paper towels

  • Dish soap

  • Dishwasher detergent

  • Trash bags

  • Hand soap

  • Basic bathroom supplies

  • Coffee or coffee supplies

  • Other property-specific starter supplies

The amount and type of supplies varies by property and booking type.

For extended stays, routine consumption of household supplies is generally the responsibility of the Guest/Tenant unless the applicable booking or lease specifically states that replenishment is included.
 

14. MAIL & DELIVERY SERVICES

If mail or postal services are permitted or available for the Rental Property, Guest/Tenant may establish mail service during the approved period of occupancy.

Guest/Tenant is solely responsible for properly establishing and managing their mail service.

When the stay or lease concludes, Guest/Tenant must terminate or transfer mail service and update their mailing address so that mail is no longer directed to the Rental Property.

NSD Property Management may remind Guest/Tenant of this requirement as the end of the stay approaches.

Guest/Tenant should not use the Rental Property as a permanent mailing address unless specifically authorized in writing.
 

15. ACCESS, INSPECTIONS & PROPERTY SERVICES

NSD Property Management, property owners, authorized employees, contractors, cleaners, maintenance personnel, and other authorized representatives may need access to the Rental Property for legitimate property-management purposes.

These purposes may include:

  • Maintenance

  • Repairs

  • Emergency response

  • Routine inspections

  • Cleaning

  • Lawn care

  • Snow removal

  • Pest control

  • Safety inspections

  • Property improvement

  • Contractor services

  • Other necessary property-management activities
     

NSD Property Management will provide reasonable notice when required and reasonably practicable.

Emergency situations may require immediate access without advance notice.

Contractors and service providers may need to perform work during a Guest/Tenant's stay. NSD Property Management will make reasonable efforts to minimize disruption.
 

16. SECURITY CAMERAS & SAFETY EQUIPMENT

Exterior security cameras and other property-management equipment may be installed at certain Rental Properties.

Guest/Tenant shall not:

  • Disable, cover, move, obstruct, or tamper with exterior security cameras.

  • Disable smoke or carbon monoxide detectors.

  • Tamper with Wi-Fi equipment.

  • Disable noise-monitoring devices.

  • Tamper with thermostats or other installed property systems.

  • Remove or interfere with safety equipment.

Tampering with security or safety equipment may result in:

  • A $500 charge per violation

  • Liability for repair or replacement costs

  • Termination of the stay or lease when permitted by the applicable agreement

  • Other remedies available under the applicable agreement or law
     

17. QUIET HOURS & NEIGHBOR CONSIDERATION

Guest/Tenant must respect the surrounding neighborhood, building, condominium, campground, resort, or community rules applicable to the Rental Property.

Quiet hours and property-specific noise requirements must be followed as provided in the property's guidebook, listing, lease, or posted rules.

Guest/Tenant is responsible for the behavior of all occupants and visitors.

Excessive noise, disturbances, parties, or repeated complaints may result in additional action under the applicable reservation, lease, or property rules.
 

18. PERSONAL BELONGINGS

Guest/Tenant is responsible for their personal belongings.

NSD Property Management and the property owner are not responsible for lost, stolen, damaged, or misplaced personal property except where required by applicable law.

Guest/Tenant should secure valuables and personal belongings and should not leave important documents, medications, electronics, or other valuables unsecured.
 

19. DAMAGE, LOSS & EXCESSIVE CLEANING

Guest/Tenant is responsible for damage caused by themselves, members of their party, occupants, visitors, or pets beyond normal wear and tear.

This may include:

  • Broken furniture

  • Broken appliances or fixtures

  • Large or permanent stains

  • Excessive cleaning

  • Missing property

  • Lost keys, remotes, or access devices

  • Pet damage

  • Damage caused by unauthorized occupants

  • Damage caused by misuse of amenities

  • Damage to walls, floors, ceilings, furniture, or other surfaces

  • Removal or loss of property belonging to NSD Property Management or the owner

Charges may include reasonable labor, materials, cleaning, replacement, service calls, and other documented costs associated with restoring the property.
 

20. EXTENSIONS & CHANGES TO STAY

Extensions are not guaranteed and are subject to property availability and approval.

For MTR stays, Guests/Tenants are encouraged to request extensions with at least 30 days' notice whenever possible.

Approved extensions may be repriced based on current market rates, property availability, seasonal pricing, or the applicable variable-rate terms.

No Guest/Tenant may remain beyond the approved reservation or lease dates without written authorization.
 

21. EARLY CHECK-IN & LATE CHECKOUT

Early check-in and late checkout are not guaranteed and are subject to availability.

When available, early check-in or late checkout must be approved by NSD Property Management.

Unless otherwise stated for the property, an early check-in fee may apply at the rate of $50 per hour.

Guests/Tenants may not enter the Rental Property before the approved check-in time or remain after the approved checkout time without authorization.
 

22. EARLY MOVE-OUT

For reservations or leases involving an early departure, leaving the Rental Property before the scheduled end date does not automatically create a right to a refund.

Any refund or credit will be determined according to the applicable booking terms, lease terms, and circumstances of the early departure.

For MTR stays, NSD Property Management may consider a refund based on successfully replacing the vacated dates with revenue from another approved reservation, subject to the applicable agreement and management approval.

Guests/Tenants should contact NSD Property Management before making plans to vacate early.
 

23. MOVE-OUT REQUIREMENTS

At checkout or the end of a lease, Guest/Tenant must leave the Rental Property reasonably clean and ready for turnover.

Before leaving, Guest/Tenant should:

  • Remove personal belongings.

  • Remove food and personal items from refrigerators and cabinets.

  • Wash dishes and return them to their appropriate locations.

  • Remove all personal trash and follow property-specific trash instructions.

  • Close windows and doors.

  • Turn off lights and applicable appliances.

  • Secure the property.

  • Return keys, remotes, parking passes, and other access devices as instructed.

  • Return furniture and décor to their original locations.

  • Leave beds assembled as provided unless otherwise instructed.

Guests do not need to strip beds or wash linens before checkout unless specifically instructed for that property.

Excessive trash, abandoned belongings, excessive cleaning, or damage may result in additional charges as permitted under the applicable reservation or lease.
 

24. ABANDONED & LEFT-BEHIND PROPERTY

Guests/Tenants should remove all personal belongings before leaving the Rental Property.

Items left behind may be handled according to NSD Property Management's property-handling procedures and applicable requirements.

NSD Property Management may separate and appropriately handle items that require special attention, including medications, dangerous items, or other property that cannot safely be stored with ordinary lost-and-found items.

Guest/Tenant may be responsible for reasonable storage, handling, shipping, or disposal costs where permitted.
 

25. LOST & FOUND

Guest/Tenant is responsible for all shipping costs associated with the return of Lost & Found items that NSD Property Management is requested to ship.

NSD Property Management may require payment of shipping and handling costs before returning an item.

Items that are not claimed within 30 days may be disposed of or otherwise handled at Manager's discretion, subject to applicable law.
 

26. ASSUMPTION OF RISK

Certain Rental Properties may include outdoor areas, stairs, fireplaces, fire pits, hot tubs, pools, recreational equipment, waterfront areas, wildlife, uneven terrain, or other features that involve inherent risks.

Guest/Tenant is responsible for using the Rental Property and its amenities safely and appropriately.

Children must be supervised by a responsible adult at all times.

Guest/Tenant is responsible for ensuring that all members of their Group understand and follow applicable safety instructions.
 

27. PROHIBITED ACTIVITIES

The following activities are prohibited unless specifically authorized in writing:

  • Illegal activity

  • Illegal drugs or substances

  • Unauthorized commercial activity

  • Parties or large gatherings

  • Unauthorized events

  • Unauthorized filming or production

  • Unauthorized third-party bookings

  • Exceeding maximum occupancy

  • Unauthorized long-term occupants

  • Unauthorized pets

  • Smoking or vaping inside the property

  • Tampering with safety or security equipment

  • Damage or intentional misuse of property
     

28. VIOLATIONS & TERMINATION

Violation of these Rules & Regulations, the applicable reservation terms, or the applicable lease may result in additional charges, loss of privileges, termination of a reservation or lease, or other remedies permitted by the applicable agreement and law.

Serious violations may result in expedited termination or removal from the property when permitted by the applicable agreement and law.

NSD Property Management reserves the right to document violations, photographs, maintenance conditions, excessive cleaning, damages, or other relevant conditions for property-management and accounting purposes.
 

29. CANCELLATIONS, UNAVAILABILITY & PROPERTY CONDITIONS

For short-term reservations, cancellation and refund policies are governed by the applicable booking platform and reservation terms.

For MTR and lease arrangements, cancellation, termination, and refund rights are governed by the applicable lease and applicable law.

NSD Property Management cannot guarantee that every property system, appliance, amenity, internet service, utility, or feature will remain continuously available throughout a stay.

Guests/Tenants should promptly report any failure or issue so NSD Property Management can determine the appropriate response.
 

30. GOVERNING TERMS

These Rules & Regulations are intended to supplement the applicable reservation, rental agreement, or lease.

The applicable booking terms, rental agreement, lease, property-specific rules, and applicable law will govern the parties' rights and obligations.

If any provision of these Rules & Regulations is determined to be unenforceable, the remaining provisions will remain in effect to the extent permitted.​

GUEST / TENANT ACKNOWLEDGMENT
 

By signing or electronically acknowledging these NSD Property Management Rules & Regulations, I confirm that:

  • I have received and reviewed these Rules & Regulations.

  • I understand that these Rules & Regulations apply to my stay and to the members of my Group, household, occupants, and visitors.

  • I understand that I am responsible for ensuring that the people staying at or visiting the Rental Property follow these requirements.

  • I understand the occupancy, pet, smoking, maintenance, inspection, property-care, move-out, and damage requirements described above.

  • I understand that additional occupants may require prior written approval and screening.

  • I understand that for extended stays, NSD Property Management may conduct routine property inspections with at least 24 hours' notice when required.

  • I understand that maintenance concerns and property damage must be reported promptly.

  • I understand that violations or damage may result in additional charges or other action under the applicable reservation or lease.

  • I agree to comply with these Rules & Regulations throughout my stay.
